Scope Of Work
CVS Health Corporate Building in Scottsdale, AZ was built in 1974. The building has several buildings that are attached to create a 320,000 square foot Office complex. The existing lighting infrastructure consisted of original 2x4 Troffers with magnetic ballasts and T-12 lamps for approx.. 80% of the lighting.
The balance of fixtures were a mixture of T8 and T5 linears, HID and halogen down lights.
Since no accurate electronic as-built drawings existed, CVS Health contracted ECS Arizona to generate up to date drawings of the entire campus including a neighboring building that contained the facilities
offices as well as a fitness center for employees. In addition to the building drawings, ECS Arizona was commissioned to conduct a complete audit of the lighting system.
Based on the audit, ECS Arizona worked with the facilities team to design a lighting upgrade to LED and incorporate a LUTRON Quantum Lighting management system. Once the design was approved by the team, a RFP was issued and proposals were solicited from different vendors.
ECS Arizona was ultimately selected to execute the lighting retrofit having submitted the lowest bid for the project.
The retrofit started in September of 2016 and completed in March of 2018. ECS Arizona retrofitted approx.. 6,500 fixtures. The lighting is managed by a LUTRON Quantum Lighting management system
that allows facilities to control individual fixtures over cubicles, change schedules and check lighting while in the space via a web-enabled mobile device.
Energy consumption for lighting was reduced by approx.. 76% with an annual savings in access of $ 340,000.00. Simple pay back was calculated to be 2.5 years taking into account the incentive paid by the utility as well as any maintenance savings.
