Chanllenge 

This lower Queen Anne condo with a spectacular views of Elliott Bay and downtown Seattle was still in the original and dated condition.  The layout was the traditional 1950’s vintage isolated kitchen with old appliances and finishes.The client wants us to bring this unique unit with its amazing vistas up to date and ready for a 21 century urban lifestyle with an open kitchen and bar top with appliances and finishes.

This lower Queen Anne condo with a spectacular views of Elliott Bay and downtown Seattle was still in the original and dated condition.  The layout was the traditional 1950’s vintage isolated kitchen with old appliances and finishes.The client wants us to bring this unique unit with its amazing vistas up to date and ready for a 21 century urban lifestyle with an open kitchen and bar top with appliances and finishes.

Solution:

Some preliminary exploration was done to allow us along with our design, engineering and subcontract partners to get a better idea of the existing conditions.  With that information and working with the owner to honor his desired budget we created the final plan.  In this layout we were able to achieve the open kitchen by removing a portion of the existing wall up to an electrical riser feeding the units above in the wall.  Due to the fact that this was a load bearing wall we inserted a corner post and beam to support the existing loads.  The result was an open and updated living space that includes the kitchen into the rest of the living/entertaining spaces and takes advantage of the premier views.
