DESCRIPTION
This small cottage complex was donated to the Town of Yountville from the adjacent developer in 1996. The Town was insistent that affordable housing be provided to local residents and employees. In turn, the Town of Yountville sold the property to Family Apartments, a nonprofit affiliated with NVCH, for $1.
The five cottages were in serious need of rehabilitation and through loans from the State HOME program, Low Income Housing Fund and the Town of Yountville; the cottages were renovated for $300,000 in 1997. There are four one-bedroom cottages and one two-bedroom cottage. One current tenant lived there at the time of Family Apartment's purchase in 1996.
Family Apartments contracts with NVCH to manage the property along with two others owned by Family Apartments. The challenges this property faces are primarily financial. Because there are so few units, there is minimal cash flow to budget necessary repairs and preventative maintenance.
