Scope Of Work

This 8-story hotel was constructed on a very tight urban site adjacent to an existing building that houses multiple restaurants. We needed to make sure that customers could park in the same parking lot where the hotel was being built. Our team designed a logistics plan to successfully maneuver equipment around the site with minimal impact to neighboring buildings and surrounding roads.

The entire parking lot serving the hotel and adjacent restaurants is surfaced with permeable pavers which necessitated a 4’ excavation, base layer of sand, and layers of stone beneath the pavers which allows the parking lot to drain itself.This project was accomplished through partnerships with the Northeast Ohio Regional Sewer District, City of Cleveland, Cuyahoga County, and the Port Authority.

Amenities include an indoor swimming pool and 3 meeting rooms of varying sizes. Locally sourced furniture pieces from Rust Belt Reclamation were used in the lobby lounge area. This building was designed & constructed to achieve LEED Certification. For this project we utilized Building Information Modeling (BIM) for coordination of drawings and to ensure there were no conflicts between the architectural and engineering disciplines in the location of building systems, walls, etc. We required the MEP engineer to sign-off on the BIM model and the combination of this practice combined with the Design-Assist process, resulted in zero MEP change orders on the project.

This hotel is located in the heart of the vibrant University Circle neighborhood in close proximity to Museums, Severance Hall, the Botanical Gardens, Little Italy, University Hospital’s Main Campus, and Case Western Reserve University.
