Complete demolition; 4 new thru-wall masonry openings for new lot line tilt and turn aluminum windows and door; New floor joist leveling and framing on existing steel; 9-story pumped concrete sub floor, steel wall, ceiling, and soffit framing; Complete re-wiring and panel relocation; Low voltage security, media, voice and data pre-wiring and convergence; New complete water, sewer, gas, and plumbing systems, including tankless pressure booster, twin on-demand hot water heaters, water filtration and laundry room; Two three-ton HVAC systems and ductwork with architectural grilles, specialty diffusers, and custom aluminum louvers; New relocated architectural steam radiators. Finishes include: Site finished oak flooring; finished concrete flooring with integrated in-floor LED lighting; Ann Sachs, Sicis, and Cementi tiles; Silestone and white glass slab work; Dornbracht, Duravit, and Hansgrohe fixtures; Custom glass enclosures, mirror, and low iron glass; Poggen Pohl kitchen equipped with Sub-zero, Miele, and Bosch appliances; Custom closets, cabinetry, millwork and upholstery throughout; Burnished steel doors and frames with Baldwin , Rajack, Rixon, and Trimco hardware; Custom architectural metals including aluminum grilles, column flanges, and shelving; Custom acid distressed aluminum folding and sliding doors, and fixed panels with acrylic 3-form inserts; Exposed brick restoration, plaster tapering, skim coating, and painting; Specialty Lighting by Boffi, RSA, Bega, and others.
