Scope Of Work
This is an interior and exterior renovation of the historic Avenue of the Arts building, constructed in 1898 and recently used as student housing by the Art Institute of Philadelphia, into a 217-unit, luxury apartment building. Hunter Roberts performed renovations to floors 4 through 17 and the roof, totaling 221,300 SF of the entire 283,100-SF building. The first three floors consist of an existing restaurant, retail and office space which remained operational during construction. The scope of work included replacement of all windows and masonry restoration, and features a new lobby, leasing office, fitness center, theater room, interior landscaped courtyard, clubroom, and roof deck amenity area. The existing cooling tower and boilers were replaced with a new state-of-the-art cooling tower and three new boilers compliant with the latest EPA requirements. An energy recovery unit was added to the roof to reuse the building exhaust for makeup air which reduces the building energy costs. Each apartment received new electric heat pumps that are fed from a new condenser water system tied into the boilers and cooling tower. A new fuel oil system was installed to make way for an emergency generator for backup power. LEED Silver certification is being sought for the project.
