Coastal Luxury Resort

Bernards managed this comprehensive water damage reparation and renovation project for Bacara Resort and Spa, a five-star seaside resort situated on 35 secluded acres along the Central California coast. Built in 2000, the resort features three restaurants, four bars, and a 42,000 SF spa.

Comprehensive Renovation

The project involved five three-story wood-frame buildings with 8 to 41 guest rooms each. The Bernards team executed the removal and replacement of exterior stucco cladding and decks down to the structure for investigation of water damage. Repairs were made using the latest waterproofing materials to prevent growth of mold and/or wood rot.

Water Reparation Details

The project included demolition, preparation of substrate, waterproofing retrofit at parapets, building and divider walls, and doors and windows on all guest room balcony decks. There was limited retrofit at corridor draining edges and select roof areas, roof-to-building wall flashings, architectural curved roof parapet, chimney flashings, new weather resistive barrier and cement plaster cladding with complete accessories, and new high-quality long-durability elastomeric epoxy paint. Retrofit work included new mortar beds, a new exterior balcony and patio deck tile system, and a new exterior corridor tile system.
