Scope Of Work

This project involved the rehabilitation of the former Johnson & Wales Dormitory building into 32 affordable apartments, with a community room, laundry, storage facilities and offices. The building has approximately 52,000 square feet and spans four floors on each of its two wings. The building was originally constructed in 1928 with the exterior fabricated from terracotta laid over with brick veneer, and the structural interior comprised of wood framing.

Need Fulfilled

The building had been abandoned for several years prior to the start of the project. Pezzuco Construction revived this dormant structure creating affordable apartments for residents of South Providence.

Pezzuco Construction performed all of the rough and finish carpentry along with the masonry work necessary.

Unique Features

The initial scope of work consisted of the abatement of all asbestos and lead materials, with selective structural demolition, reinforcement of the roof and all bearing walls, and the extensive jacking up of the main center bearing partitions. The complete envelope and exterior of the building was refurbished to widespread proportions, along with the installation of two elevators and a Wheel-o-lator that makes the building handicap accessible. A new water service main, fire pump and sprinkler system were also provided.

The highlight of this project was our ability to preserve the architectural integrity of this centuries old building. This fourteen-month project was completed on time and within budget.
