Scope Of Work

Project Description: A complete renovation of the ageing hotel rooms and suites into brand new cozy suites with fireplaces and refurbished bathrooms.

Work Performed: Interior and exterior renovation to 44 time share condominium units consisting of: Removal and replacement of existing windows with thermal panel picture windows and large thermal panel double hung windows in the master bedrooms to increase the natural light and view of each unit. Refurbishment of exterior doors, wood trim, cedar shingles and associated window and door flashing along with an overhaul of existing kitchen wood cabinets, full size kitchen sinks, and stainless steel appliances including a cook-top stove, microwave oven and full size refrigerator gives the existing timeshares a pristine look. The bathrooms were revamped by removing the existing bathroom fixtures and finishes and replacing them with “air-jet” Jacuzzi tubs, fiberglass showers with glass doors and ceramic tile flooring. Other interior finishes consisted of the removal of vinyl wall-coverings, mildew treatment and skim-coating of existing walls & ceilings. New carpeting in living rooms and bedrooms along with high end ceramic tile kitchen floors add luxury to the timeshare. New high efficiency vent-less gas fireplaces with natural wood surrounds accent the entire living area creating a nice cozy environment. Upgraded fire alarm and sprinkler systems brought the old building to meet new NFPA codes.

Value Engineering: Numerous cost savings were realized by using alternate materials selection without effecting product quality to provide the owner the cost per unit they required.

Unique Construction Aspects: The units had to be completed in phases to allow for continued operation of the condo facility and full occupancy during the high summer season.
