Scope Of Work

Project Description: The building lot contains one hundred and fifty feet of beach front property with unobstructed, panoramic view of Rhode Island Sound and Block Island. The dwelling is a three story wood framed structure built on an elevated concrete structural slab. The exterior is finished with western red cedar shingles, red cedar trim, asphalt shingles, rubber membrane roof deck, and a wrap around decks with a glass ballastrate rail system. The interior of the home contains (2) bedrooms, a study, (4) bathrooms, a Tai Chi room, open staircase and a hand crafted stone masonry fireplace. Finishes included granite counter tops, marble and ceramic baths, bamboo flooring and a “blue” acid stained finished concrete floor on the first level. .

Work Performed: A well system with an independent potable water system containing a 1500 gallon underground water tank was installed with an ultraviolet water filtration system to consistently keep the water clean and fresh. The house comes equipped with an underground propane tank, security system, and a back-up generator with a 400 amp electrical service.

Unique Construction Aspects: A wrap around Nana Walls System was installed on the first floor allowing the owner the option of opening up the entire floor on any occasion. Rollaway storm shutters, radiant heat, Icynene expanding foam insulation and a Veissmann high efficiency boiler makes the home very energy efficient, using the least amount of energy for the highest level of comfort. A Rollamatic skylight and Low-E insulated Eagle “Harbor Master” windows allow for optimum day lighting, reducing energy costs even further. Lightning protection, Break-away bamboo panels and Phantom Screens help protect the structure and keep its occupants safe.
