We originally installed a Spray Polyurethane Foam Roof System on this property in 2018 over the existing Modified Bitumen roof. The ownership group realized the value of "Roof Restoration" as opposed to costly removal and replacement. We initially installed 1.5" of 2.8# closed cell spray polyurethane foam with a white, elastomeric top coat applied at 24-28 dry mils (DFT). This system is highly energy efficient as opposed to the existing asphalt based roof system. The roof sustained minor damage due to a hailstorm and repairs were necessary to restore it to pre-storm condition. After discussing repair options with the insurance adjuster the decision was made to pressure wash the existing coating, repair the hail impacts by applying a silicone mastic and then applying a complete re-coat with high solids silicone that qualified for a new manufacturer's 10 year materials and labor warranty.
Spray Polyurethane Roof systems are designed as a sustainable option for flat and low-slope roofs. The seamless nature of the system allows for a monolithic roof system that not only is highly waterproof, but also adds rooftop insulation for up tp 50% less cost than traditional roof systems.
