Scope Of Work

Arc is comprised of 428 apartments, a 304-car underground garage, retail space, and numerous interior and exterior amenities, including a rooftop pool and lounge, a bocce court, a greenhouse, fitness spaces, and a mix of extensive and intensive landscaped areas. In addition, the building contains a double-height entertainment lounge and library on the ground floor complete with a steel catwalk and spiral staircase. 

Excavation of the site required coordinating the waste characterization process in order to properly dispose of over 50,000 tons of contaminated material under strict Office of Environmental Remediation guidelines.?

The flat-plate superstructure rests on a 66,295 square foot building footprint, consisting of both a mat-slab and pile foundation. The façade consists of casement windows with applied exterior muntins that are set within architectural cast-in-place concrete columns and slabs.

The project’s proximity to both elevated and underground subway tracks posed significant and complex design and construction challenges, most notably the requirement for very high OITC-rated building envelope construction,  logistical issues with erecting a superstructure only 16 feet away from the elevated train structure, and a foundation pile design and approval process that had to satisfy the MTA’s strict requirements.

The two rooftop co-generation units help reduce energy consumption by contributing power and heat back into the building and transferring waste heat into the outdoor pool.

Through proper planning and consistent focus on cost saving and constructability, LBG avoided foreseeable delays and delivered a well-crafted building that minimizes operating costs.
