The project at Collet Park Elementary School contained two separate phases and permits. Phase I of this project was a ground-up erection of a brand-new, state-of-the-art Kindergarten facility. This phase was Substantially Complete 30 days early. Changes were requested by the owner late in the process but did not delay occupancy. We were able to add all changes to the scope of work without a request for added days or the added cost of general conditions. Aggressive scheduling and a proactive approach from the date of Notice to Proceed allowed us to finish this project early. Phase II consisted of the complete demolition and reconstruction of the Administration Area, and this phase was also completed early. APS included a change order that was completed after the closeout of the project in order to avoid interrupting the regular school-day schedule.
At TA Cole & Sons, we make every effort to avoid requests for added costs which are below $1,500.00. Depending on the issue, this is not always possible. We absorb costs to the owner at opportune times. One example of this was to come back and polish a concrete floor area in the cafeteria months after the original floor was completed. The owner elected to remove a built-in shelf area as we continued to work in the Administration phase. This required additional costs to the polishing contractor which was not passed on to the owner. This type of cost reduction is typical of our considerations to the owner.
