Woodwinds Apartments:   First Housing Development Corporation of Florida, through its "Affordable Housing Lending Pool" program, has financed 11.5 million for the New Construction of this 96 unit Multi-Family & Homeless Tenant Development being constructed in Clermont Florida. 

The property will have four, three-story, garden-style residential buildings, plus one clubhouse. Fifteen percent (15%) of the units will be set aside for tenants earning forty percent (40%) or less of the area median income (“AMI”), and eighty-five percent (85%) of the units will be set aside for tenants earning sixty percent (60%) or less of the AMI. In addition, 50% of the units (48 units) will be set aside for Homeless tenants, as that term is defined in Florida Statutes. Note that individuals who are graduating or otherwise moving up from emergency or transitional shelters will meet the definition of “Homeless” under the Land Use Restrictions, and these are precisely the tenants that the developer will target for occupancy of the portion of the subject property restricted to “Homeless” households. 

Unit features will include window blinds, central air conditioning, ceiling fans, dishwasher, garbage disposal, oven, refrigerator, walk-in closets and washer/dryer hook-ups. Common area amenities will include computer lab, community room, exercise facility, on-site management, a playground and a swimming pool.

Construction is expected to be completed around December 2018.
