Scope Of Work

The project, known as Whispering Palms Apartments, included the construction of of four (4) 2-story apartment buildings, three (3) townhouse buildings, a clubhouse with swimming pool and maintenance building.  Comprising of 63 income restricted multi-family affordable housing rental units the project was completed in December 2015.  Unit features  include washer/dryer hook-ups, central heat and air, microwave oven, refrigerator, oven/range, dishwasher, garbage disposal, cable and high speed internet hook-ups. Common area amenities include a leasing office, a clubhouse/community room, business center, and a picnic area/playground.  Resident programs are offered at no cost to the tenants, including literacy training and an employment assistance program. In addition, the property will offer a family support coordinator who will assist residents with needs assessments and obtaining services that help promote independence.
 

First Housing Development Corporation provided a $3,100,000 co-First Mortgage loan through their Affordable Housing Lending Pool program for the construction and permanent financing of the project.  Pinellas County also provided financing for the development and there was an award of tax credits.  Construction Administration was completed by First Housing during development.  First Housing is now completing permanent loan servicing.
