Scope Of Work

First Housing Development Corporation ("FHDC") completed the credit underwriting for HFA Miami-Dade for the acquisition and scheduled rehabilitation of Hadley Gardens Apartments.  Located in the City of Miami, the development is comprised of one five-story elevator-serviced residential building with 150 studio and one-bedroom units restricted to senior households earning 60 percent AMI or less, as well as one, one bedroom non-revenue generating manager’s unit. In addition, the developer plans to apply for a 20-year HAP contract renewal as part of the  acquisition/rehabilitation. As such, tenants will continue to pay 30 percent of their income towards rent.

FHDC completed the construction administration for HFA Miami-Dade during rehab.  The primary scope of work included upgrades to the elevators, sidewalk and parking lot repairs and resurfacing, new fencing, repair and/or replacement of exterior stucco, roof system, windows and storefronts. Interior walls, ceilings, floors, HVAC, cabinets, countertops, and appliances were repaired or replaced.  Circuit breaker panel boxes were replaced, new smoke detectors were installed in all bedrooms and ADA compliance repairs and upgrades were completed.  There is now new signage, bike racks, and landscaping and the community room and common areas received updates and upgrades.
