Scope Of Work

First Housing Development Corporation of Florida completed the Credit Underwriting and construction administration for Florida Housing Finance Corporation for construction and permanent financing of Douglas Gardens Apartments, a 110 unit development located in Pembroke Pines Florida.

First Housing is the permanent loan servicer and compliance monitoring agent for the corporation at this time.  

Construction to Permanent Financing included State Mortgage Revenue Tax Exempt Bonds, State Apartment Incentive (SAIL) Loan, Extremely Low Income (ELI) Loan and an award of Housing Tax Credits.

Douglas Gardens Apartments contains 65 One-Bedroom and 45 Two-Bedroom units within 1 Four-Story residential building to include an elevator on 3.5 acres.  The project is income restricted and subject to a minimum of 80% of the units being leased to those that qualify as Elderly.  Additionally, at least 6 of the units are set aside for Persons with a Disabling Condition.  An additional 5 units were constructed for those individuals with mobility impairments, and 2 units were constructed for those individuals with hearing or vision impairments.  At least 16 units include “Roll-In” showers and Green Building Features include Energy star rated refrigerators, dishwashers, ceiling fans, air conditioning, programmable thermostats and windows.  Resident Programs are offered which include Literacy Training, Daily Activities, Assistance with Light Housekeeping, Grocery Shopping and Laundry.  

The project was completed in May 2019.
