Know your building
Inspect the building often and be proactive with maintenance and modernization efforts.
Have a Maintenance Plan
Have routine maintenance practices in place for keeping the property nice. Landscaping, cleaning, and window washing routines go a long way.
Build a Vendor List
Have a solid vendor list established for emergencies. Build relationships with electricians, painters, plumbers, and other vendors that you work with often.
Create a Marketing Strategy
Market the property before the current lease expires. Have quality listing photos and detailed descriptions for each unit.
Be easy to reach.
Between communicating with property owners, tenants, or prospective tenants, a successful property manager will make sure all parties are attended to and build long-term relationships. Communication is key.
