Scope Of Work

This effort for the 5-star Four Seasons Hotel, NY, focused on technological and aesthetic modernization of the Presidential and Ambassador Suites, on the 51st and 52 floor, as well as reconfiguration of mechanical, electrical, and plumbing offsets. Additionally, beam reduction and cantilevers were developed to maximize sunlight and facilitate panoramic views of the skyline, and I.M. Pei, the building architect, was consulted to develop cantilevered patios. The 357 room hotel had recently been acquired by Ty Warner. The interior was developed by Peter Marino Architects.

The project took place while the hotel remained in vigorous operation. Two service elevators were constantly jammed with workmen and hotel employees - lines often went out to the street in the morning. The 32 floor - the Ambassador Suite, at that time, was also in the process of being retrofitted, thus between construction, daily hotel operations, and deliveries, elevators were in perpetual operation.

The pre-construction effort included MEP coordination of new offsets, penetrations, to new distribution piping and duct, as well as integration into the hotel PLC networks. This core-work was performed by Tishman, and had to be coordinated into a complex wet/dry connection low-voltage primary, secondary, and tertiary hotel control systems controlling heat and air-conditioning, lighting dimming system, audio/video, and window treatments, all of which was integrated into world-class luxury interiors.
