Scope Of Work

This Upper East-side Modernist gem, by Peter Guggenheimer, Architect,  was a converted townhouse designed for a media executive and his family. It featured a limestone front, with a hollowed out core and atrium, accentuated with a dramatic staircase and balcony.

Skylights and custom bronze framed doors and windows poured generous daylight into the limestone slabs lining the Great Room floor. Soft Venetian plaster finishes were complemented by warm hard-wood veneers, and a sophisticated Lutron dimming, audio/visual, and direct digital control heating/AC systems.

A double-height family room featured generous full-height bookcases, cantilevered glass bridges, and a secret door to a state-of-the-art media control room, and wet-bar. The library let out through a wall of steel framed glass doors to a small Zen garden, complete with cascade waterfall, and fiber optic lighting. The cellar boasted ambient temperature and controlled temperature wine vaults and tasting rooms.

Years later, the owner desired to retrofit and update HVAC and dimming systems, to included surgical placement of reheat coils (for comfort control) and their controls into an existing system and furnished space. The work had to be done on a "Summer Schedule": Memorial - Labor Day. The owner sold the property in 2007, for a record $50M, at the time, the second highest ever price paid for a NYC Townhouse.
