Scope Of Work

After more than a year of searching for the perfect property, in November 2016 Tower Construction purchased the Boat Supply Store and Music School building located at 2093 Orchard Lake Rd., Sylvan Lake, MI.

At first glance, the building left a lot to be desired.  The entire property showed its age and had been void of maintenance from the dilapidated facade to the crumbling parking lot, to the overgrown retention pond.  A closer look however revealed a diamond in the rough.

The 5,500 SF building was exactly what Tower had been searching for.  With enough square footage for office and warehouse, the building also features clear span construction and a bonus 2,000 SF basement with two points of egress and fire suppression already in place.  It was clear that the 3,000 SF greenhouse on the east side of the building would come down and with a lot size of 1.1 acres it would leave plenty of options for future expansion.

Tireless planning went into the interior floor plan to create functional comfortable offices and work spaces.  An emphasis on natural light and simple finishes with thoughtfully placed architectural elements resulted in a fresh fun environment that is current yet well edited.

The transformation of the building’s exterior is nothing short of remarkable.  The same principal of simple finishes with strategically placed architectural elements emphasizes the buildings sleek linear elevations. A new parking lot and well thought out landscaping were the finishing touch.

An original budget was created and, like Tower Construction does for their clients, they began the value engineering process.  Every element from structural design to light fixtures to finishes were evaluated.  The most substantial cost savings came from redesigning the structural support system required to allow for full length exterior windows on the north and west elevations.  The reduction of the entry canopy and the limestone element on the east end of the building added to the savings and ended up providing more aesthetically pleasing proportions as they relate to the overall scale of the building.  The landscaping was reworked and reduced to allow the exterior finishes to be seen with strategically placed pops of color and dimension.  The use of black brick and simple corrugated metal panels came together with the limestone accent and cedar entry element to form a rich timeless and dramatic appearance at a very reasonable price point.  In all, 10% was pulled out of the original budget without effecting the quality, integrity or intention of the interior and exterior design.

Tower Construction occupied their new building on August 18, 2017 just in time to celebrate the company’s six years of success on September 8, 2017.
