Scope Of Work

Gilbane hired the vendors for a major renovation of the Mickey Leland Federal Building in downtown Houston. This building houses 15 federal government agencies, has 22 stories and consists of 376,000 square feet. The idea has been to renovate the building including the façade, new HVAC, updated ADA requirements, new ceilings and lighting. The challenge has been that it has been required to remain fully functional and occupied during the renovation, requiring an aggressive tenant swing space plan. Several unknown structural issues have arisen causing last minute, unstructured and unplanned construction deviations.
