Scope Of Work

This building is a two units apartments, calls Duplex and Triplex, because of the numbers of stories used by each one:

Duplex Apartment: Basement Level & First Floor

Triplex Apartment: Second, Third, Fourth & Fifth floor

My major reward was the completion of these two beautiful and elegant apartments without substantial delay, accidents, or cost overruns. Leykamsh Construction manage this project with a focus on scheduling, construction safety, and good communication with owners, architects, engineers, and sub-contractors.

It was a pleasure working with the homeowners and team of architects, finding creative and applicable solutions to unexpected situations. For Leykamsh Construction, this was the first time doing such a major project in a metropolis like Boston’s historical south end. Where we needed to comply with many historical regulations and strict building codes.

We expected, with a project of this magnitude, that we would encounter some challenges, these were a few of them:

  • Working in such a tight area, the width of the building is only 16’-4” wide, yet 5 stories high.

  • The Demolition phase required to walk out all demo materials to the dumpster.

  • Delivering large materials required a boom truck for which we needed to schedule, obtain permits and get police detail, so a police officer supervise traffic.

  • Time constraint working hours. We was only allowed to work from 7 am to 6 pm, Monday through Friday.

  • Unexpected delays for substantial hidden structural defects that needed to be repaired, including creaked brick demising walls, stair repairs, rotted floor joist and beams, as well as out of level floor assemblies.

  • Storage and scheduling of new material delivery. Whit such interior tight space, we needed to be sure that materials were delivered on time – as needed.

  • Daily parking for crew in historical south end Boston, It was a challenge to get parking near the job site.

  • Complying with all city regulations, and building codes.

  • Substantial permit fees from City of Boston for dumpster space and construction vehicle permits, as wells as permits for material boom trucks deliveries, and police detail permits.
