Scope Of Work

Located on a block between two major roadways, Shore Parkway and Emmons avenue, the new commercial office building - retail and community facility, accommodates unobstructed views and sea breezes from the adjoining marina of Sheepshead Bay.

Faced with several challenges of standing in the low-lying area of FEMA flood zone, positioned at an extreme proximity to the Leaf Ericson Highway, while bracing the corner of the block, the building composition intelligently amalgamates the solutions that produce a number of successful outcomes.

To fight unexpected rushing floodwaters, for instance, removable flood curtains are installed at every entry above grade and the cellar level with generously spanning glass storefront, which illuminates the depth of the interior. Further, an almost purely windowless Northern facade turned to the raised highway,serves as an active acoustical baffle and protects from winter winds. Additional elements of accessibility, such as protruded elevator shaft and open stairway leading to the roof, not only allow for increased interior floor area, but also arrange for a pleasurable and safe experience for the users, whether requiring special accommodations or not.

For tenants necessity and comfort, required accessory parking hides from outside view on the elevated first floor level, connected to a concrete driveway, and is enclosed by the seemingly weightless wall mass that resembles a pedestal uplifting the upper stories. Generous setbacks ans balconies at higher floors, along with roof access provide tenants with a way to enjoy the outdoors,views, and southern exposure without leaving the building.
