Scope Of Work

Bordered by 13th Street, SE to the west, Malcolm X Elementary School to the east, and Alabama Avenue to the north this development will bring much-needed new retail, residential, office and open spaces to the area surrounding the Congress Heights Metro station.  The proposed development will consist of two buildings, both 90’ high with parking below grade.  At the base of both buildings will be ground floor retail encircling the Metro entrance plaza area and fronting on Alabama Avenue and 13th Street. The 8-story commercial building will have 236,343 square feet of office space and 8,631 square feet of ground floor retail and 132 parking spaces. The residential building will be 9-stories with 206 units, 8,226 square feet of ground floor retail, a gym, and 1,694 square feet of office space. 62 below-grade parking spaces and 24 above-grade parking spaces will be provided. Parking and loading facilities will be located at the rear of the building and accessed via a new private alley. The rear of the building will extend two floors with a landscaped terrace on its roof, open to the sky. The residential building will also include balconies on the upper levels and along the Alabama Avenue frontage. Townhouse-style elements with red brick will complement the residential uses along 13th Street. 

Only a few blocks away from the new metro station at the St. Elizabeths East Campus will be the brand new entertainment & sports arena that will be home to the Washington Mystics games, Wizards practices, and a number of concerts each month. The entertainment & sports arena will be completed by Fall of 2018 and is expected to create 300 permanent jobs and is estimated to attract over 350,000 annual new visitors per year at stabilization.
