Scope Of Work
Scope Of Work - Specifications:
Renovation of Condominium Balconies at 400 and 500 Park Avenue, Calumet City, Illinois
General:
- Balcony doors shall be secured closed during construction;
- Remove any screened enclosure and framing;
- Remove any and all rubbish created from construction.
- Unsecured balcony doors and take down scaffolding.
- All cars in the garages below any balcony construction work must be removed during the duration of the adjacent construction work.
Concrete:
- Concrete contractor shall take all necessary measurements for repair of concrete slab. If necessary, consult with a precast concrete manufacturer. Consult with the steel contractor to determine how the anchorage of the guardrail fascia will effect the repair of the concrete slab. Repair concrete balcony cracks and voids. Prepare the slab for attachment of the new guardrail.
Masonry
- Repair masonry where existing guardrails are attached;
- Prepare the masonry wall for attachment of the new guardrail and fascia;
- Prepare the masonry on the lintel for repair of the lintel by the painter. Repair broken bricks and provide any required tuckpointing.
Steel:
- New balcony guardrails shall replace the existing guardrails, in the same location, except that the height of the guardrails above the balcony floor shall be 42 inches and the spacing between balusters shall be four inches or less, in accordance with State of Illinois Accessibility Checklist
- Remove steel guardrails and fascias and turn them over to the Condo Association.
- Steel contractor to take all necessary measurements for new guardrails;
- Fabricate the new guardrail and fascia. Clean and apply primer and powder coat finish. Install the guardrail to the prepared balcony slab and masonry walls. New guardrail shall be fabricated and installed in compliance with all State and Local codes relating to Strength of Materials, Safety, and Handicapped Regulations.
Painting:
- Grind and sand existing steel lintels above the balconies to remove as much rust as possible, apply rust converter, encapsulater, then prime, and paint lintels with rust preventative primer and finish coat to the application thickness recommended by the manufacturer.
