Scope Of Work

The Georgia Board of Regents (BOR) has signed a long-term lease agreement with Corvias to develop, maintain, and operate student housing on multiple campuses across the state over the next 65 years.  Georgia State University is one of seven campuses receiving student housing in phase one of this public-private-partnership.

To accommodate a growing need for housing, the Georgia State University 253,843-SF student housing includes 1,152 beds in 320 suite and semi-suite style dormitory units. Towering at 11-stories, the precast concrete buildings are   an urban in-fill 1.38-acre site surrounded by the campus in the city of Atlanta  all sides.  Also included is a greenspace courtyard, classroom space, community rooms, laundry rooms, and a 15,000-SF white box shell space for a 400+ seat dining hall. Interior finishes are typical of an institutional dormitory building, utilizing a mix of carpet tile and ceramic tile flooring in the dorm units.

The exterior skin of the building is an integral part of the precast structure with in-laid brick and multiple sandblast finish patterns.  A roof-top mechanical penthouse encloses the air cooled chiller which feeds the 2-pipe chilled water HVAC system.  Electric strip heat is included to allow for individual unit temperature control.

Supported by 345 eighteen-inch in diameter and 70-FT deep auger cast piles, the structure is a Metromont “Metro-Deck” precast structure which utilizes pre-insulated load-bearing precast wall panels and factory insulated, field topped Metro-Deck floor slabs.  The system allows for much faster construction schedule than conventional cast-in-place techniques.

Choate has completed four projects with Corvias Group including The Commons at University of North Georgia, both Oak and Elm Hall at Augusta University, and Mariner Village at College of Coastal Georgia.
