Construction Manager at Risk (CM@R)
CMAR offers our clients unsurpassed quality, value, flexibility and adaptable solutions to fit every type of project. While architectural and construction services are procured under a separate contract, successful CMAR delivery depends on commitment and extensive participation of the client, architect and contractor throughout the project. The project design is developed through collaboration of all the partners with Caliente focusing the correlation of design, materials, and system options with cost, schedule, availability and function. As the CMAR we provide value and qualifications based subcontractor selection. As we transition into the construction phase, the collaborative process continues with Caliente as the single point of responsibility for successful delivery of your project.
Job Order Contracting (JOC)
Job Order Contracts are about the collaborative relationships we develop with our owners. We essentially become an integral part of our customer’s team, providing flexibility and responsiveness; we efficiently and effectively serve the emergency, critical and everyday needs of their facility customers. We are currently providing construction and design-assist services to various private and public customers under 14 JOC/Task Order service contracts.
Caliente offers our clients a complete package of design and construction services under one contract. Through our strategic alliances with design-build architects and sub-consultants we assemble the right team, take your initial ideas, offer strategies and selections and ultimately deliver a project that achieves your unique requirements faster and more effectively. As your single point contact, we are accountable for providing a seamless transition from design through construction resulting in cost effective, timely and functional projects.
Through the bid-build process, we provide negotiated subcontractor pricing, procurement, schedule direction, budget control and project management. While this method delivers the lowest lump sum cost in the current marketplace, our strong subcontractor base and established relationships result in accurate and competitive pricing without compromising scope, work or quality.
No one does “renovation” better than Caliente; we offer modernization, retrofit and re-purposing of existing facilities and historical renovation.
