Chad Gessin's Bio
Chad Gessin has worked as the Director of Design & Construction at Chatham Development Company since 2006, where he oversees the development, design, construction and occupancy phases of Chatham Development Company’s residential and commercial real estate projects. In this capacity he coordinates the efforts of architects, attorneys, engineers and subcontractors to efficiently and effectively complete Chatham Development Company’s development projects.
In his day to day work, Mr. Gessin is often called upon to develop “outside the box” conceptual design solutions and strategies to problems facing the company across a broad array of disciplines. Drawing upon his broad skill set, Mr. Gessin is involved with numerous aspects of the company’s operations including code compliance and zoning analysis, marketing, schematic and interior design, trade coordination, troubleshooting and operation of building systems.
Mr. Gessin also acts as community liaison and sponsor’s representative on the board of multiple condominium associations on behalf of Chatham Development Company in addition to acting as President of the Condominium Board of Managers at his home in Brooklyn, NY.
From 2004 through 2006, Mr. Gessin was responsible for establishing and implementing an integrated estimating, budgeting, purchasing, accounting, scheduling and quality assurance program at The Chatham at North Hills. From 1997 through 2004 Chad held various construction roles including laborer, electrical apprentice and handyman where he obtained a broad range of exposure to all phases of the construction process.
Mr. Gessin earned a B.S.Sp in Political Communication from Emerson College and is currently serving as a member of the Emerson College Alumni Board. He has achieved certification as a US Green Building Council LEED Accredited Professional, North American Board of Certified Energy Practitioners Certified Photovoltaic Installer and a Green Roofs for Healthy Cities Certified Green Roof Professional.
Harvey Gessin's Bio
Harvey Gessin is President and Founder of Chatham Development Company. Mr. Gessin formed the company in 2002 and has directed the acquisition, development and construction of over 2,000 residences in Long Island and Manhattan since its inception.
Mr. Gessin began his career in 1971 as an electrical contractor undertaking large commercial and residential projects in New York City under the name Gessin Electrical Contractors. In 1982, Mr. Gessin formed Gessin Contracting Company and went on to develop and construct 130 condominium and co-op apartments in Manhattan through the end of the 1987.
In 1989, Mr. Gessin shifted his focus from urban residential development to distressed residential and commercial properties on Long Island, where he partnered with banks and their borrowers to transform non-performing loans and investments into successful development projects. Each of these deals required a unique finesse to strike a win-win-win deal for all parties involved. Between 1989 and 1995, Mr. Gessin successfully completed and sold hundreds of homes in stalled developments and transformed a dilapidated, bankrupt marina into a vibrant waterfront attraction.
Capitalizing on the housing boom of the mid-1990’s and early 2000’s, Mr. Gessin played a lead role in the development, design and construction of more than 600 homes in planned communities, waterfront recreation areas and luxury neighborhoods across Long Island.
Over the past 15 years, Mr. Gessin successfully completed The Chatham at North Hills – a 144-unit townhouse development, Chatham44 – a 58-unit condominium in Manhattan, several custom single family Estates in Kings Point and the development of a number of waterfront homes along Dune Road in Westhampton Beach.
Mr. Gessin’s long-term success can be attributed to his ability to carefully monitor trends and his disciplined approach to risk taking, enabling his projects to weather the worst of markets while remaining profitable.
Mr. Gessin is an active supporter of the Holocaust Memorial and Tolerance Center of Nassau County and serves as the Chairman of the Village of Westhampton Dunes Zoning Board of Appeals.
Kyla M. Gessin-Stern's Bio
Kyla Gessin-Stern is a Vice President at Chatham Development Company and has been with the company since 2004. Her responsibilities include acquisitions, development, sales and operations for both commercial and residential properties.
Mrs. Gessin-Stern’s current duties include company operations and the management of corporate and asset-level financing, offering plan development for new projects and participating in the creative and design process for the interiors and exteriors of new projects.
She started her career at Chatham focusing on the acquisition of development sites in New York City. In 2005, Chatham acquired a parking lot on the corner of West 44th Street and Tenth Avenue, which the company then developed into Chatham44, a 58-unit boutique condominium with four retail units totaling 10,800 square feet. Ms. Gessin-Stern played an instrumental role in numerous aspects of Chatham 44, including identifying and acquiring the land, obtaining the construction loan, purchasing 421a certificates and completing tax lot allocations, developing marketing materials and the marketing plan, designing the sales office, working with the architect to design and ultimately construct the shared vision for the residential and commercial spaces in the building as well as working with legal counsel to assemble the offering plan and subsequent amendments.
Simultaneously, she worked on The Chatham at North Hills, a 144-unit luxury townhome development in Manhasset, NY, where she managed the construction financing and offering plan documentation as well as handled the selections of finishes for inventory units and consulted with purchasers on selections for custom units.
Mrs. Gessin – Stern holds a B.S. in Business Administration from the State University of New York at Buffalo. She also is a licensed sales agent and is a member of Commercial Real Estate Women of New York (formerly AREW).
