Golden West Towers was originally developed as a senior housing facility in 1970 by the Mormon Church. Construction of the 14-story high- rise building lasted two years, and occupancy was granted in late 1972.

PGCC, Inc. teamed with Allied Pacific Development from Seattle, Washington, and Benchmark Contractors, Inc. from Santa Monica, California, to renovate the 33-year-old structure. There were two distinct components to the renovation; one was the building rehabilitation, the other was a seismic retrofit of the foundation and superstructure. Precision completed the building renovations, while Benchmark Contractors, Inc. worked to complete the seismic retrofit. The building aspect of the renovation included a new fire suppression and alarm system within all of the common areas and individual units. New energy-efficient dual-pane windows were installed, as well as new cabinetry, flooring, vanities, HVAC and electrical trim. The leasing office was expanded and common area amenities were reconfigured to allow for accessibility. The most critical Owner/Contractor challenge was the relocation of every resident during the project.

PGCC worked through the project in a schedule-intensive mobilization allowing the vacating of only two floors at a time, thereby minimizing the project’s vacancy. Residents were moved in and out on each respective floor every two weeks. Since there were 14 units per floor, it should be noted that Precision completed 14 units every two weeks.
