Larry Pace's Bio
Larry Pace has been in the construction industry since 1974. He started with the Army Corps of Engineers, as a framer and in concrete ultimately working his way into the general construction side of the business. Larry is one of the original founding principles of Cannon’s Northern California Division. During the span of his career, Larry has managed a variety of building and construction method types, and has been responsible for over two million square feet of tenant improvement work including such clients as Del Monte Foods, Piper Jaffrey, Embarcadero Center, Equity Office Properties, McKesson Corporation, TCSI and Looksmart. Some of Larry’s commercial structures have included De Anza College Advanced Technology Center, a 70,000 square foot cast-in-place concrete structure, and The Holiday Inn at Fisherman’s Wharf, a five-story, cast-in-place concrete structure.
One of Cannon’s strengths is managing complicated seismic and structural rehabilitations, and Larry’s years of experience support and enhance that capability. Recent projects include 410 Townsend Street, a 80,000 square foot brick and timber warehouse conversion, 625 Second Street, a 135,000 square foot brick and timber warehouse conversion, 680 Second Street, a 65,000 square foot brick and cast-in-place concrete conversion and in addition, the Baker Hamilton Building with a 250,000 square foot brick and timber warehouse conversion, and 74 New Montgomery a 162,400 square foot cast-in-place concrete office to condo conversion.
Larry’s multi-family experience includes rentals and for-sale properties. Projects in San Francisco include The Clock Tower, Protrero Square Lofts, The Fillmore Center, Indiana Street Lofts, 88 Townsend, The Lansing, 450 Rhode Island and the Trinity Plaza Building A apartments. Other projects in the Bay Area include Emeryville Warehouse Lofts, Phoenix Lofts in Jack London Square, The Iron Horse Lofts in Walnut Creek, and 200 Second Street Condo’s in Oakland. Cannon’s single largest mixed use multi-family project is The Brannan with three 17-story luxury condominium-towers over a parking podium for a total of 336 residential units and secured underground parking. The complex includes three commercial spaces of 10,000 square feet, a fitness center of 3,000 square feet, and outdoor pool area of 11,000 square feet.
As a Principal, Larry brings an expert level of experience, energy, enthusiasm and commitment to each project and to the entire operation. Unique among his talents is his uncanny ability to ensure that projects stay on course, on schedule, and uphold Cannon’s high standards for quality.
Michael Adler's Bio
Michael began his construction career in 1971 with H.L. Lazar, Inc. (later to become NICO Industries), a New York based general contracting firm which specialized in construction management and tenant improvements. From 1971 to 1976, Michael held a variety of positions including Estimator, Superintendent, and Billing Department Manager. In 1976, he transferred to the Dallas, southwest regional office as Operations Manager with responsibilities for operations in Atlanta and Houston. Moving to San Francisco in 1977, Michael replaced the retiring Chief Estimator/Operations Manager.
In 1981, Michael joined Rockefeller Center Construction Company as Chief Estimator. In 1983, he joined Swinerton & Walberg, with the purpose of developing the firm’s tenant improvement division. Michael and his team were responsible for the initial tenant constructionat 101 California Street that included over 700,000 square feet of Class A, downtown San Francisco office space, having a value (in 1982 dollars) exceeding $30 million.
In 1983, Michael had the opportunity to join Apersey Construction, a young and rapidly growing company; initially with the primary responsibility for tenant improvement projects, he advanced to Division Manager, then Vice President, and Senior Vice President. In 1988, Michael was promoted to President/COO. Apersey’s projects ranged in size from a few hundred dollars to over $32 million.
In 1995 with the retirement of Apersey’s owner and the closure of the firm, Michael formed Cannon Constructors, Inc. Northern California Division with three partners. By 2000 Cannon’s Northern California office yearly volume was in excess of $99 million for a diverse portfolio of work in hospitality, tenant improvement, retail, structural renovation, and multi-family housing for clients including The Rosenberg Company, Reliance Development, Holliday Development and Del Monte Foods, Trinity Properties and others. Michael has been directly involved in the negotiation, execution, and completion of well in excess of nine million square feet of office space, computer facilities, bank branches, retail and restaurants, as well as over 1,500 residential units. Michael is licensed as a General Contractor in the State of California, License No. 652778 and is a company Principal.
Operations
Tom Remensperger's Bio
Tom has been in the construction industry since 1974. He has earned a reputation for performance which has provided the opportunity to build many notable, diverse projects in Southern California. Working in harmony with owners, developers, and clients Tom has an excellent reputation for crafting solutions and building consensus throughout the project life-cycle. He has managed over a billion of dollars worth of both private and public construction projects, while continuously looking for cost and schedule savings for our clients. He has a proven track record within the San Diego building community which reinforces the core values of integrity and quality of work that our company holds in highest regard.
Tom has had the opportunity to complete 45 hospitality projects to date, valued in excess of $190 Million. Sample projects include the recently completed Holiday Inn at Harbor and Nimitz, Marriott Desert Springs (Phase 2), and Marriott Shadow Ridge Resort.
He is also very experienced in challenging renovation projects. He has been involved in the successful completion of 123 renovation projects, totaling in excess of $350 Million. Notable examples are the Liberty Station Marketplace, the Old Police Headquarters, and the Hall of Champions, all of which are Historical renovations.
Another of Cannon’s strengths is managing the construction of office buildings and tenant improvement work. Tom has completed 52 office buildings totaling in excess of $350Million. Most notable of these projects are the Torrey Reserve Campus, General Instrument/Motorola, and Pacific Corporate Center. He has also completed 8 Medical Office Buildings.
Tom has vast experience in Multi-Family and Hospitality construction. To date he’s completed in excess of $500 Million in multi-family facilities, including Student Housing, Affordable Housing, Assisted Living, For-Sale and Rental properties. Projects include Commercial 22nd Street – Family Affordable and Senior Housing, the San Pasqual Academy, and USD Alcala’ and Missions Housing.
His reputation for crafting solutions while saving on cost and schedule has also allowed him to work on some unique entertainment and retail projects as well. Some highlights of his entertainment projects are the San Diego Zoo – Koala Exhibit, the Sea World Sand Diego Turtles Exhibit and the Sea World San Diego Journey to Atlantis. He has completed complicated retail projects including the Del Mar Plaza, Naval Training Center (NTC) – 9 buildings, and La Jolla Village Square.
Tom also has worked on educational facilities from K-12 to Universities. Work has been completed at Cathedral High School, Lemon Grove Middle School, USD, UCSD, SDCCD, and PLNU.
Tom’s work has also includes a variety of parking structures, OSHPD projects, and Hi Tech facilities. As Regional Director, Tom brings an expert level of experience and commitment to each project and to Cannon Constructors. He continues to uphold Cannon’s high standards for quality.
