Scope Of Work
Ideal Image is a U.S. retail provider of non-surgical cosmetic procedures including laser hair removal, body sculpting, wrinkle reduction, and other services. Working directly with the client’s third party Construction Manager, we served as the General Contractor for this tenant improvement project which involved renovations and finish-out of an existing retail space to accommodate a new 3,104 SF MedSpa for Ideal Image.
Interior demolition included removal of existing partitions, casework, sink and associated plumbing and electrical; existing interior doors; ceiling grid and tile as required for new work; all existing toilet accessories; existing toilet, mop sink, and drinking fountain; fire extinguisher and all associated material; existing flooring; abandon and remove existing floor outlets and floor drains except in toilets.
Our scope of work also included cut & patch concrete for new plumbing, finish carpentry, fixture installation, millwork, doors frames & hardware, drywall/framing/acoustical, ceramic/stone flooring, resilient flooring/base, carpeting, painting & wallcovering, fire sprinklers, plumbing, HVAC, electrical, fire alarm, and air balance.
The completed project includes an open reception area with customer seating, two private consulting offices, a nurses’ station/chart room, a small break room, restrooms, two storage rooms, a janitorial closet, I.T. room, electrical closet, and seven private treatment rooms (2 for cool sculpting, 2 for laser hair removal, 1 for injectable wrinkle relaxers & dermal fillers, 1 for broad band light treatments, and 1 ULtherapy room).
Through an effective project team and excellent communication with the owner’s rep, we were able to obtain the Certificate of Occupancy four days prior to the client punch walk. This 8-week project was completed in January 2018.
