Scope Of Work

2nd FLOOR: Opened, hand-vacuumed, and rotary-brush cleaned all Interior components of AHUs 12-20, MAU 2-3, and MAU 2-3, and all ductwork associated with these Units on the 2nd Floor including Mains, Branches, Returns, Diffusers, and Grilles. All work performed under negative pressure.

2nd FLOOR: Hand-vacuumed or washed all Exterior components of AHUs 12-20, MAU 2-3, and MAU 2-3, and all ductwork associated with these Units on the 2nd Floor including Mains, Branches, Returns, Diffusers, and Grilles. Removed all Registers, Diffusers and Grilles to properly clean inside and outside.

2nd FLOOR: Hand-vacuumed and/or wiped clean tops of all Horizontal surfaces. Placed protective covering on top of all New Balance equipment under each area to be cleaned, before cleaning, and removed it after cleaning. Horizontal surfaces included: Light Fixtures, White Pipes, Electrical Fixtures, Wooden Beams, and approximately 600’ of Silver Pipes above central aisle that had accumulated significant dust/dirt on top.

2nd FLOOR: Hand-vacuumed and/or wiped clean Other surfaces where dust/dirt collected (mostly above eye-level, and which were not originally within the Scope of this Project), including: I-Beams; Black Pipes; Hanging Chains: Cable Trays and associated Cables and Wires; other Cables and Wires; Lockers; Partition Walls; Bottoms of Light Fixtures; tops of some Pillars, and even some Public-Address System Speakers, Door Frames, and Brick Walls.

5th FLOOR: Opened, hand-vacuumed, and rotary-brush cleaned all Interior components of AHU 9 along with all associated ductwork including Risers, Mains, Branches, Returns, VAVs, Diffusers, and Grilles. All work performed under negative pressure.

5th FLOOR: Hand-vacuumed or washed all Exterior components of AHU 9 along with all associated ductwork including Risers, Mains, Branches, Returns, VAVs, Diffusers, and Grilles. Removed all Registers, Diffusers and Grilles to properly clean inside and outside.

5th FLOOR Twister™ Dust Collectors: Opened, hand-vacuumed, and rotary-brush cleaned all Interior and Exterior components of two (2) Twister™ Dust Collectors, two (2) Plymovent Extraction Arms and the two (2) Dust Collection Conduits.

Daily inspected and cleaned up all work areas as well as attempted to return equipment to original locations/configurations.

 

Concerns Identified and resolved by Protek:

2nd FLOOR: Protek identified several areas that, based on the excessive dust/dirt buildup, appeared not to have been cleaned during the prior cleaning project, e.g. tops of AHUs. Moreover, Protek identified essential areas that needed to be properly cleaned which were not included as part of the initial Scope, much of which appeared not to have been thoroughly cleaned during the prior cleaning project, e.g. I-Beams, Hanging Chains, etc. 

 

RESOLUTION: Though not part of the initial Scope, to complete the Project by the required deadline, Protek increased labor, adjusted the Project Schedule, and properly cleaned these areas, without insisting on Change Orders or additional charges that would otherwise be appropriate for Changes in Scope.

2nd FLOOR: As stated within the Assumptions on page 10 of the Agreement, New Balance agreed to provide Protek with “exclusive access to One 2-man lift and at least One 1-man lift” for the duration of this Project. Unfortunately, during the first two (2) days of the project, New Balance was unable to provide these two (2) lifts.

 

RESOLUTION: Protek revisited the Project Schedule, adjusted accordingly, and added staff to ensure the Project completion date remained the same.

2nd FLOOR: Protek anticipated that services would be provided during factory shut-down, and that the 2nd floor would be completely unoccupied. Regardless of the reason, New Balance required the use of equipment and personnel on the 2nd floor. Fortunately, New Balance relegated their workers to select areas of the 2nd Floor. Unfortunately, the location of New Balance workers was not anticipated by the original Project Schedule.

 

RESOLUTION: Protek added staff and adjusted the Project Schedule without impacting the timeline.

5th FLOOR: Metal Shavings were found INSIDE some of the ductwork in a couple of spots (see pictures on page 5 of the document entitled Non-Scoped Exterior Surfaces, Before & After). The only reason metal shavings would be inside ductwork is if someone cut the duct to install an access point and did NOT clean the duct!

 

RESOLUTION: During this portion of the project, these areas were properly cleaned (as Scoped).
