Project Management

·Construction Management

Developing the project budget and master project schedule and maintain throughout the life of the project.
Interviewing all vendors and review and summarize all bid submissions for accuracy and relevance to the project scope.
Making recommendations on vendor qualifications as required.
Coordinating the design process through schematic design, design development and the development of the construction documents with the General Contractor and Engineering sub-contractors.
Coordinating the construction with the General Contractor and the landlord.
Determining the project schedule and construction budget in conjunction with the Architect and the General Contractor.
Establishing and managing weekly construction meetings, acting as the representative for the client and produce meeting minutes.
Providing on-site coordination as required to maintain the construction schedule.
Coordinating tenant vendors during the construction process such as IT and Telco cabling, AV and Security.
Coordinating design changes and change orders in construction.
Coordinating the construction schedule and pricing budget.
Organizing and conducting final punch list walk through.
Reviewing final invoices and reconciling as required.
Creating and maintaining master project directory.

 

Relocation Management

Developing and administering a move plan and schedule.
Coordinating all vendor activities and deliverables.
Monitoring the status of the project throughout the project.
Conducting weekly meetings and preparing management summary reports or meeting minutes.
Coordinating space planning activities.
Coordinating Telecommunication and IT activity.
Coordinating schedules with Landlords at each location.
Creating an inventory of Surplus furniture and equipment to be disposed of.
Creating a detailed RFP for movers based on accurate inventory and move schedule.
Development and implementation of a Departmental Move Coordinator program.
Preparing comprehensive employee move instructions to address the human element involved in a smooth transition and to assist our clients in fostering positive employee morale.
Providing on-site management throughout move process.
Developing a complete new location Welcome program for all employees.
Providing on-site post move coordination at the new location.
Coordination of decommissioning activities at vacated location

 

Furniture, Fixture and Equipment Planning & Procurement

Inventory of current Furniture Fixtures & Equipment (F F & E) for development of construction drawings, and evaluation to determine new, reutilization, decommission, or redirect.
Use of Auto CAD to develop furniture, fixture and equipment plans including but not limited to: layout dimensions, electrical or utility support, anchoring specifications, purchase or re-utilization plan, installation sequence and relocation planning.
Budget development for new FF&E, relocation costs for reuse items, costs associated with decommissioning or repurpose/redirection of current FF&E... Finalize budget & schedule.
Develop bidding process with the project team including Purchasing/Procurement offices.
Coordinate vendor selection, oversee bid process and contract documents.
Coordination and collaboration with all project team members including project architects, construction teams, staff, state agencies, etc. to assess, develop and implement a solid FF&E plan
Complete FF & E procurement, vendor coordination and installation supervision
Administration and completion of all punch list issues

 

On site Facilities Support

Complete master and project planning and scheduling.
Decommissioning of facilities utilizing best sustainability practices in recycling, re-utilizing and redirecting of furniture, equipment and fixtures.
Monitoring the status of individual projects as well as the overall set of projects.
Assisting in the management of construction for tenant improvements or new facilities.
Assisting in furniture requirements analysis, selection of furniture and managing the installation of new furniture systems.
