Scope Of Work

The project consisted of a single story open design building. The project is  certified and build with state of the art high efficiency mechanical and electrical systems and structural framing and wall systems. The building layout and design provides large open spaces with room dividers to allow for smaller function. The building has staff offices, community meeting rooms and a full commercial kitchen.

Work Performed: ABC acted as the construction manager to deliver the project within budget and schedule providing value add upgrades requested by the owner without exceeding the overall owner’s budget.

The work Included: Extensive site improvements and ground water managements systems. Building framing using SIPS panel/truss systems. Interior wood work, doors and windows, including a nana wall system, vinyl plank flooring and commercial kitchen equipment. Mechanical systems include; fire protection, electrical and fire alarm with back-up emergency power. A state of the art geothermal heating and cooling systems and lighting control management systems.

Value Engineering: ABC led the owner & design team thru value engineering of the site improvements, interior finishes and geothermal heating and cooling systems to provide the owner with the highest quality end products and systems that exceeded the design intent. This was completed using a total team approach where vendors, subcontractors, engineers, architects and the owner met and reviewed all options available. .

Unique Construction Aspects: The project was completed on the land previously designated as wetlands and non buildable by the Town of Lincoln. The challenge of gaining access into the heavily wood lot, stripping the forest mat and prepping the building sub-base with extensive ground water and underground springs provided at daunting task to get out of the ground before winter. Coordinating the pre-manufactured SIP panels with windows, doors and in-wall electrical provided a challenge that was met by the project team. Fabrication and installation of the truss system with the complex roof design of the building and limited pressure points of the SIP panel required continual adjustments to the building shell framing. Drilling, testing and installation of the geothermal wells to meet the heating and cooling design requirements and in general getting the system to operate with the back-up boiler system took hours of testing adjusting and reworking of piping and valves tweaked to provide the precise performance the system required. The final challenge of getting the building utilities designed and installed in some cases 1,000 or more feet from the roadway was also met without any great disruption or delay to the project.
