Scope Of Work

Project Description: The project consisted of phased interior renovations, mechanical and life safety upgrades to the Charles Bradley Building a three story brick and concrete structure at the Bradley Hospital currently being used as a daycare facility.

Work Performed: ABC acted as the construction manager to deliver the project within budget and schedule providing value add upgrades requested by the owner without exceeding the overall owner’s budget.

The Work Included: Fit-out of existing space to meet new tenant needs. Removal of interior walls for new layout, light gauge metal wall framing, brick veneer at exterior wall infill, New exterior windows and entry door, interior finishes including; Painting, ACT ceilings, doors, frames and hardware, flooring and cabinets. Up-grade of mechanical and electrical systems and fixtures including fire alarm, access control, fire protection and HVAC systems.

Value Engineering: ABC led the owner & design team thru value engineering of the interior finishes to provide the owner with the highest quality end products and systems that exceeded the design intent. This was completed using a total team approach where vendors, subcontractors, engineers, architects and the owner met and reviewed all options available. .

Unique Construction Aspects: The project was completed on the ground of a functioning Lifespan Hospital in a building occupied by a functioning daycare facility. The work was completed in two phases to accommodate the daycare facility operation. Not only were there requirements for infection and dust control. ABC also had to follow work hour and noise restrictions for nap times, daycare drop off/pick-up and safety procedures for at risk youth attending the facility.
