Scope Of Work

First Housing Development Corporation of Florida completed the Credit Underwriting for Florida Housing Finance Corporation and Miami-Dade County Public Housing and Community Development for the construction and permanent financing of Sunset Pointe Apartments, a 136 unit development to be located in Miami Florida.

First Housing is the Davis-Bacon, Section 3 and Construction Administrator for Florida Housing Finance Corporation and will conduct permanent loan servicing and be their compliance monitoring agent at completion.  

Construction to Permanent Financing includes State Mortgage Revenue Tax Exempt Bonds, State Development Viability Loan, State HOME Loan, Miami-Dade County Surtax Loans and an award of Housing Tax Credits.

Sunset Pointe Apartments will contain 28 One-Bedroom, 72 Two-Bedroom and 36 Three-Bedroom units within 4 Four-Story residential buildings on 6 acres.  The project will be 100% income restricted at or below 60% AMI.  

Standard Unit Amenities will include energy star rated appliances, central heat and air conditioning, a playground, community center/clubhouse and exercise facility.  Resident Programs will include Literacy Training and an Employment Assistance Program as well as regular events and activities for the community.  

The project is estimated to be complete around late March early April 2019.
