Scope Of Work
Serving as a key gateway project for the town of Milford, NH, Dakota’s Pine Valley Mill is a historic rehabilitation of a National Register listed 1870’s woolen mill into a modern 70,000 square-foot, mixed-use residential and commercial building.Pine Valley Lofts will provide 50 Energy Star certified apartments and is the first new multifamily housing in the town of Milford in decades. The apartments will offer a loft style design aesthetic, featuring 13’ to 15’ high ceilings with exposed wood planking and beams, oversized double hung windows and brick walls scattered throughout the building. With a mix of one and two bedroom units, the apartments are geared towards singles and couples just starting out in their career.The Pine Valley Commercial Center provides 25,000 SF of multi-tenant commercial space and includes tenants ranging from a high definition microphone manufacturer to a boutique dog spa. The mill also has its own hydropower facility which delivers a yearly average energy production of 1.7 million kWh.The Lofts is currently under construction, with the first tenants scheduled to move in to their apartments in the spring of 2014, while the Commercial Center is presently fully leased.Total development costs are approximately $11 million.
