Scope Of Work

This 549,405-square-foot high-rise condominium in the landmark Atlantic Station neighborhood houses a hotel and retail space.  The tower is 26-stories including three levels of parking (at 129,440 square feet) beneath it. Floors two through six of the structure house 101 hotel rooms and floors seven through 27 hold 404 condominium units. The building contains 14,000 square feet of retail space and a 5,000-square-foot hotel restaurant, and also features a fitness center, separate hotel and residential clubrooms, controlled access parking, and high-speed internet. The hotel rooms average 800 square feet and have fully-equipped kitchens, plasma TVs, and washer/dryers.  Attached to the tower is a 11,594-square-foot ballroom with an elevated pool terrace. A late design change to the ballroom was absorbed into the schedule with the team working overtime to turn the project over 2.5 months early, accelerating unit sales and homeowner move-ins. 

The project was built within one of the nation’s largest urban mixed use developments at a time when the infrastructure of the development was still under construction.  Our project team had to develop a detailed logistics plan; coordinate with other contractors and developers onsite for construction access, deliveries, and hoisting and crane location.  There were 7 overlapping tower cranes on the site, two of which were ours.  We had to be good neighbors to surrounding construction sites in order to maintain our schedule.  This was achieved through constant communication with the other contractors.  We established a specific radio channel for joint coordination when need and even used our crane to make picks for the other sites during our crane downtime.
